The CARE Homebuyer Program
CARE has created a program that will allow individuals who qualify the opportunity for affordable home ownership. CARE believes it can help people remove obstacles that may have kept them from purchasing a home in the past. The CARE Homebuyer Program is designed to put residents in the position to buy a home by helping them achieve freedom from debt, down payment assistance and pre-qualifying them for a mortgage with affordable rates and terms.
CARE works with local housing authorities, banks and other government entities to locate and purchase distressed land or homes. Once purchased, CARE builds single family residential or rehabs existing homes to sell to individuals that meet certain income and other criteria.
The process begins with initial assessment to determine the homebuyer’s mortgage readiness. We evaluate the family’s current income and spending, and create a strategy to help eliminate all debts, including their mortgage. Participants achieve these goals without the need to spend any more than they are already paying each month. CARE provides ongoing support for the program to ensure these financial planning strategies are properly implemented.
CARE works with various jurisdictional governments and other organizations to assist residents with down payment and closing costs in order to support affordability and eligibility requirements for buying a home.
State, County, and City backed Down Payment Assistance programs are typically secured by a second mortgage. Some of these second mortgages may be “silent” meaning there is no payments required initially, and some of the programs typically forgive the loan after a period of time living in the home.
